England first-time buyer stamp duty

Stamp duty land tax (SDLT) in England is paid on completion. First-time buyer relief cuts the bill on purchases of £500,000 or less when every buyer is a first-time buyer. Weezz does not calculate Scotland LBTT, Wales LTT, or Northern Ireland.
Bands understood August 2026
- Purchase £500,000 or less, every buyer a first-time buyer: 0% on the first £300,000, 5% on £300,001 to £500,000.
- Purchase above £500,000: no first-time buyer relief. Standard residential rates apply.

Worked example
On a £400,000 first home in England with FTB relief: the first £300,000 is charged at 0%. The next £100,000 is charged at 5%, so stamp duty is £5,000. That sits on top of the deposit, not inside it.
On a £550,000 purchase, first-time buyer relief does not apply. Use the standard residential bands on GOV.UK for that price.
