How much deposit for a first home in England

Most England lenders ask for at least 5% of the purchase price as a deposit. A larger deposit often means a lower rate and a smaller monthly repayment. The right figure for you is the cash you still need after savings, not a slogan.

On a £300,000 home, 5% is £15,000 and 10% is £30,000. On a £400,000 home, 10% is £40,000. Those are deposit-only numbers. Stamp duty and typical extras sit on top.

What the gap really is

Your deposit gap is the deposit target minus what you have saved, plus cash you still need for England stamp duty and typical buying costs (solicitor, survey, arrangement, removals, insurance). Counting only the deposit understates the cash to complete.

Schemes and lower deposits
